Why now

Florida's foreclosure market is busier and harder to win. Auctions in Broward, Hillsborough, Miami-Dade and Pinellas rose 8% in 2025, yet third-party buyers' share of sold properties fell from 56–65% in 2024 to 42–54%, and the median third-party sale-to-judgment ratio dropped from 1.35x in 2025 to 1.07x so far in 2026. With about 33–44% of past auction records still ending canceled and others rescheduled, last week's research goes stale fast. Upcoming calendars, fresh weekly results, cancellation tracking and watch-list alerts let you focus on the sales that will actually happen.

FAQ

Where does the data come from?

Public county foreclosure and tax deed auction calendars (RealForeclose / RealTaxDeed sites) and public property records. We collect them daily and merge every update into one history per sale.

Which counties are covered?

35 Florida counties plus Dallas County, Texas. Pinellas County history goes back to 2010; Miami-Dade, Broward and Hillsborough to January 2024; most others to early 2026.

How often is it updated?

A full re-scrape of every county each week catches results, reschedules and cancellations. A daily refresh of the next 7 days of sales (status, cancellations, postponements and new postings) is rolling out now.

How will pricing work?

Early-access pricing: $9–19 per county per month, or $49–99 per month for all of Florida. A free preview shows the next 7 days for one county.

What are surplus funds?

When a property sells at auction for more than the judgment owed, the excess may be claimable by the former owner or lienholders. We flag sales where the winning bid exceeded the judgment.

Is this legal or investment advice?

No. The data is compiled from public records and may contain errors. Always verify with the county clerk before bidding.
